Real Estate Lead Generation: From Campaign Click to Enquiry

A proposed solution concept by Nimbryx.

Disclaimer: This is an illustrative solution concept created by Nimbryx to demonstrate potential approaches to real estate lead generation. Property details, dashboard figures and example workflows are illustrative. This is not a completed client case study and does not represent measured business results.

1 · Industry challenge

Where property campaign pages usually lose people

These are common industry patterns we see across property campaigns. They don't describe any specific business.

  • Unclear messaging

The ad talks about a 3 BHK near the metro. The link opens the developer's homepage, with six projects and a rotating banner. Plenty of people close the tab right there.

  • Poor mobile usability

Most campaign clicks come from phones, often on patchy mobile data. A heavy hero image and buttons too small for a thumb will lose them before the page has even loaded.

  • High-friction forms

Name, phone, email, city, budget, message, every one marked required. Someone who only wanted the price sheet usually gives up around the fourth box.

  • Disconnected lead capture

Enquiries arrive in a shared inbox and someone copies them into a spreadsheet by hand. By the time they reach the CRM, some are a day old.

  • Incomplete tracking

If a lead record doesn't say which campaign it came from, nobody can tell which ads bring in buyers and which only bring clicks.

  • Inconsistent follow-up

One person gets three calls from three different executives. Another hears nothing until the weekend. Duplicate records and no clear owner are usually behind both.

2 · Proposed approach

Build the page and the lead workflow at the same time

  1. 01

    One campaign, one page

If the ad is about 3 BHK homes, the page opens on 3 BHK homes, using the ad's wording and the ad's picture.

  2. 02

    Phone first

We design at phone width before anything else. The form is short, and there's a WhatsApp button for people who would rather send a message.

  3. 03

    Capture with context

Every enquiry is saved along with the campaign that sent it. You can report on leads from the very first one.

  4. 04

    Sent where your team works

Leads are checked and then pushed to your CRM or lead tool. How much of that we can automate depends on what the tool's API allows.

3 · Landing-page experience

A sample campaign page, from headline to button

Everything in this section is fictional. The project name, location, configurations, amenities and imagery are illustrative. The skyline is a drawing we made ourselves, so it isn't any real building.

Campaign headline

“3 & 4 BHK homes, made for family living.”

Property highlights (illustrative)

  • Sample location: a short drive from a metro station and two schools
  • Configurations: 3 BHK, 4 BHK, Penthouse
  • Price shown as “Price on request” in this concept

Amenities (illustrative)

  • Landscaped garden
  • Fitness studio
  • Covered parking
  • 24/7 security
  • Swimming pool

Path from click to enquiry

  1. Ad click
  2. Campaign page
  3. Short form or WhatsApp
  4. Confirmation
WhatsApp Nimbryx about this concept

This opens a WhatsApp chat with us at Nimbryx. The project above is made up, so there's no sales office on the other end.

Laid out for a phone first. Fictional project, illustrative content.

Try the enquiry form

This form works. It just doesn't send anything.

Type in it, leave the phone number blank, or tick the error switch to see what happens when the server fails. The validation, the loading spinner and the success and error messages all run in your browser.

  • Nothing you type leaves this page or gets saved
  • The button locks while sending, so a double tap can't create two enquiries
  • No CRM, email or WhatsApp delivery in this demo

Demonstration only: nothing is sent or stored

Preferred contact method

UTM capture (runs locally in your browser)

Nothing in the URL yet. Add ?utm_source=demo&utm_campaign=sample to the address bar and reload, and the values will show up here.

4 · Lead capture workflow

From ad click to sales follow-up

Click through the steps. Each one is tagged: either it is shown working in this demo, or it is proposed for a real implementation and not built here.

Ad click

Shown in this demo (frontend)

Someone taps the ad. The link they followed carries UTM tags that say which campaign sent them.

  • The page reads the UTM values (source, medium, campaign, content, term) from the URL
  • If the ad platform adds a click ID like gclid or fbclid, that gets kept too
  • The values are held in the session, so they survive if the visitor opens another page before enquiring

5 · Analytics and measurement plan

What a campaign dashboard could show

The numbers below are made up. On a real project, the dashboard would read from the tracking we agree with you before launch.

Lead source breakdown

  • Paid search4,120 visitors · 36.0% · 142 enquiries
  • Paid social3,380 visitors · 29.5% · 104 enquiries
  • Organic search1,790 visitors · 15.6% · 58 enquiries
  • Direct1,160 visitors · 10.1% · 38 enquiries
  • Referral1,000 visitors · 8.7% · 28 enquiries

Device breakdown

  • Mobile7,790 visitors · 68.0% · 238 enquiries
  • Desktop3,090 visitors · 27.0% · 114 enquiries
  • Tablet570 visitors · 5.0% · 18 enquiries

How the conversion rate is calculated

Conversion rate = enquiry submissions ÷ campaign visitors × 100. Here: 370 ÷ 11,450 × 100 = 3.2%. The source rows and the device rows each add up to these same totals. WhatsApp clicks are counted on their own and are not treated as enquiries. Every figure here was made up for this concept. None of it is a client result or measured Nimbryx performance.

Design concept

Before and after: a design concept

Two ways of designing the same campaign page, side by side. This is a design comparison only. We haven't measured it and we aren't claiming the second one performs better.

A generic page with a long form
Proposed: one page for one campaign
  • A clearer message

The headline says what the ad said, in the same words

  • Buttons you can find

Enquiry and WhatsApp sit where a thumb can reach them

  • A form that works on a phone

Big inputs, the number pad for the phone field, and errors shown right next to the field

  • Fewer fields

Five of them. Email is optional

  • The page matches the ad

Same wording and imagery, so nobody wonders whether they tapped the wrong link

  • Tracking planned early

UTM capture is decided before design starts instead of being bolted on after launch

6 · Suggested implementation

What we can build for a campaign like this

The exact build depends on what you need and what you already use. If there's a CRM involved, we'll need API access to it, authorised by whoever owns the account. Integrations are agreed project by project.

  • Custom landing-page development
  • Responsive web development
  • Lead capture and validation
  • CRM and API integrations
  • WhatsApp integration
  • Campaign tracking and analytics
  • Custom dashboards
  • Performance optimisation
  • Security and maintenance

7 · Pilot engagement

Start with one property campaign

Evaluate the design, development process and technical delivery before expanding to additional campaigns. We put the scope, timeline and commercial terms in writing before any work starts. Third-party tools and integrations come in only if we've agreed them separately.

What a pilot could include

  • One custom landing page
  • Responsive layouts
  • Enquiry form
  • WhatsApp CTA
  • Agreed tracking setup
  • Staging review
  • Defined revisions
  • Handover documentation
